Dunedin at a glance
Dunedin traces back to an 1850 land grant to Richard L. Garrison. Settlers called it Jonesboro until J.O. Douglas and James Somerville renamed it Dunedin, the Scottish Gaelic name for Edinburgh, when applying for a post office. It became a town in 1899 and a city in 1926, and counted about 36,000 people in 2020.
More than half of the city's total area is water. Dunedin sits on St. Joseph Sound and the Intracoastal Waterway, with the Dunedin Causeway leading to Honeymoon Island and Caladesi Island State Park offshore. The city marina sits between the Dunedin and Clearwater causeways.
Waterfront homes in Dunedin
Dunedin grew fast between 1960 and 1980, when the population roughly tripled, so many waterfront homes and their walls date from that period. Along Edgewater Drive and the sound, older walls sit below bluffs and parks, while canal neighborhoods have longer runs of residential wall.

- Seawall Inspections
With many walls from the 1960s and 1970s growth years, a condition report is a sensible first step on older lots.
- Seawall Crack & Joint Repair
Sound-front walls show joint leaks as yards behind them settle.
- Seawall Cap Repair
Older caps along the sound are at the age where spalling becomes common.
Dunedin's marina walls are a useful benchmark
The city's own marina seawalls, thought to date to the 1950s, needed a rehabilitation project. If your wall is from the same era, that's a reminder to have it checked before a storm forces the issue.

- Ask whether the bluff or slope behind your wall affects anchor design
- Look for rust stains or loose concrete along the cap
- Note whether water has topped the wall during king tides
We'll pass your details to one licensed local contractor, not a call list.
